Roof Repair Today recently completed a full silicone roof restoration in Santa Fe, New Mexico. The work included cleaning and preparing the roof, repairing air bubbles and blisters, correcting low spots, improving drainage, applying bleed blocker, reinforcing vulnerable areas with fabric and liquid flashing, and installing a manufacturer-approved 100% silicone roofing system.

Why This Roof Needed More Than a New Coating

Silicone is the final protective layer, but it cannot replace proper roof preparation and repairs.

Before applying any new roofing material, we inspected the existing roof system, deck conditions, penetrations, canales, parapet walls, perimeter areas, and drainage.

The roof had areas that needed attention, including air bubbles or blisters, vulnerable seams, cracks, soft or deteriorated sections, and low spots that could affect drainage.

Covering these problems without repairing them first could leave weak areas under the new system. That is why we completed the restoration in several important stages.

Step 1: Roof Inspection, Cleaning, and Preparation

We started by inspecting the complete roof and identifying areas that needed repair or reinforcement.

The roof surface was then cleaned and prepared. Debris, contaminants, loose material, and deteriorated sections were removed as needed. This created a cleaner and more stable surface for the new materials.

Good preparation is one of the most important parts of silicone roof restoration. Even a high-quality silicone membrane may not perform correctly if it is applied over dirt, loose material, trapped moisture, or unstable sections.

Step 2: Repairing Air Bubbles, Blisters, Cracks, and Soft Areas

Air bubbles and roof blisters can create raised, weak, or unstable areas. These sections must be addressed before the final silicone system is applied.

We repaired the bubbles, blisters, cracks, vulnerable seams, soft areas, and deteriorated sections as needed. We also resealed and reinforced transitions and other areas where water could potentially enter.

The purpose of this step was to create a stable roof surface instead of simply hiding the existing problems under a new coating.

Step 3: Correcting Low Spots and Improving Drainage

Standing water can put unnecessary stress on a roofing system. For this project, we addressed low areas and improved the roof’s drainage characteristics.

Where needed, the work included crickets, tapered build-up, and other drainage improvements. These corrections help direct water toward the roof’s drainage points and reduce areas where water may collect.

Silicone provides strong water protection, but the coating alone does not correct the roof’s slope. Low spots and drainage problems should be addressed as part of the preparation process.

Step 4: Applying Bleed Blocker Across the Roof

After the repairs and surface preparation were completed, we applied bleed blocker with reinforced fabric across the entire roof.

This layer helped prepare the existing surface for the silicone system and promoted proper adhesion between the materials. The bleed blocker was then allowed to cure according to the required installation process.

Step 5: Installing the 100% Silicone Roofing System

After the repaired and reinforced areas were ready, we applied the manufacturer-approved 100% silicone roofing membrane across the entire roof.

The silicone was installed at application rates consistent with the requirements for the 20-year manufacturer material system warranty on this project.

All seams, penetrations, transitions, repairs, and reinforced areas were tied into the final silicone layer. This created a continuous, monolithic waterproof assembly instead of leaving separate patches and repairs exposed.

Step 6: Parapet Walls, Perimeters, and Final Inspection

The roofing system was integrated into the parapet walls, perimeter edges, canales, and penetrations. Vulnerable transitions were sealed and reinforced with silicone or liquid flashing as needed.

After the installation was completed, we removed the work-related debris and performed a final inspection. We checked the roof for proper installation, waterproof integration, and overall system performance.

Is Silicone Roof Restoration Better Than Roof Replacement?

It depends on the condition of the existing roof.

When an existing roof can be properly cleaned, repaired, and stabilized, restoration may be a practical way to protect it and extend its useful service life without completing a full replacement.
