Roof Repair in Santa Fe, NM: Repairing Low Spots to Extend the Life of a Flat Roof

When it comes to roof repair, one of the most important issues on a flat roof is standing water. At Roof Repair Today, we recently completed a roof repair project in Santa Fe, NM, where the main objective was to eliminate low spots, improve drainage, and significantly extend the life of the existing roof.

Rather than replacing the entire roof, we repaired the areas causing water ponding, restored proper drainage, and sealed vulnerable sections to help protect the roof for years to come.

Why Roof Repair Is Important for Low Spots

Low spots on a flat roof allow rainwater to remain on the surface long after a storm has passed. While a small puddle may not seem like a major problem, standing water slowly damages the roofing system and increases the risk of leaks.

Professional roof repair can correct these drainage issues before they lead to costly structural damage or a full roof replacement.

How We Repaired the Roof

Every roof is unique, so this roof repair in Santa Fe, NM required several different repair methods to restore proper drainage and waterproof the roof.

Repairing the Low Spots

The primary focus of this roof repair was correcting several low areas where water had been collecting.

To create positive drainage, we installed different thicknesses of insulation foam depending on the depth of each low spot. By using multiple insulation sizes, we gradually redirected water toward the existing canales (roof drainage openings).

Each repaired area was then covered with a new modified bitumen cap sheet, creating a durable, watertight surface that blends with the existing roofing system.

Restoring Proper Drainage Around the Canales

During the repair, we also discovered built-up roofing material inside and directly in front of several canales.

These raised areas prevented water from flowing properly and contributed to the ponding water problem.

To restore drainage, our team carefully removed the built-up roofing material around the canales, reshaped the surrounding areas, and ensured water could flow freely into the drainage system.

Proper drainage is one of the most important factors in extending the life of any flat roof.

Sealing All Roof Penetrations with 100% Silicone

As part of this roof repair project, we also repaired and resealed every roof penetration using 100% silicone roofing sealant.

Roof penetrations—including plumbing vents, pipes, HVAC curbs, and other rooftop equipment—are among the most common sources of roof leaks.

Silicone was selected because it:

  • Creates a long-lasting waterproof seal

  • Remains flexible during temperature changes

  • Resists UV exposure

  • Helps prevent future leaks around penetrations

By sealing every penetration, we added another layer of protection to the entire roofing system.

Why Ponding Water Is Bad for Your Roof

Standing water does much more than make a roof look uneven.

Over time, ponding water can:

  • Increase the chance of roof leaks

  • Accelerate the aging of roofing materials

  • Damage seams and flashing

  • Collect dirt and debris that hold moisture against the roof

  • Add unnecessary weight to the roofing system

Winter Makes the Problem Even Worse

Ponding water becomes especially dangerous during the winter months.

When trapped water freezes, it expands. As temperatures rise during the day and fall again at night, the repeated freeze-thaw cycle places constant stress on the roofing system.

This process can:

  • Widen existing cracks

  • Separate roofing seams

  • Damage flashing and roof penetrations

  • Create larger low spots over time

  • Lead to costly interior water damage

Correcting drainage problems before winter is one of the best investments a property owner can make.

A Roof Repair That Significantly Extended the Life of the Roof

This project is a great example of how the right roof repair can dramatically improve the performance of an existing roof.

By:

  • Repairing multiple low spots

  • Installing different thicknesses of insulation foam where needed

  • Installing new cap sheet over repaired areas

  • Removing built-up roofing material around the canales

  • Improving roof drainage

  • Sealing every roof penetration with 100% silicone

we were able to significantly extend the life of the roof without requiring a complete roof replacement.

Preventive roof repairs like these can often add many years of service life while helping property owners avoid much larger repair costs in the future.
