Not Every Roof Needs to Be Replaced: How Smart Roof Repair and Maintenance Saved This One

We recently helped a customer who had been told by other roofing companies that their only option was a full roof replacement. Every contractor they spoke to said the same thing: "You need a new roof—there’s no way around it."

But when we arrived and took a close look, we found a different story.

What We Found During Our Roof Inspection

The roof itself wasn’t in bad shape at all. It had a good slope for water drainage, and the main roofing surface was still in solid condition. The real problem areas were the parapet walls, canales (roof drains), and penetrations—not the entire roof.

We got to work right away. On the first day, we focused on cleaning and preparing the roof.


While doing this, we discovered a few hidden issues, including blisters and weak seams near

the parapet walls. One surprise was a hole near a pipe, which was most likely caused by sloppy HVAC work done in the past.

How We Fixed It

After prepping the roof, we tackled the drainage issues. Water wasn’t flowing properly due to built-up areas in front of the canales. So we removed those high spots and built new crickets between the canales to guide water where it needs to go.

On the second day, we came back and sealed all the repaired spots with 100% silicone, making sure everything was watertight and ready to handle the weather.


The Result: Five More Years of Life

Thanks to proper roof repair and maintenance, we were able to extend the life of this roof by at least five years. The customer avoided the cost of a full replacement and gained peace of mind knowing the roof is now in great shape.
