Flat Roof Restoration in Albuquerque: A Complete Silicone System Upgrade

When we arrived to inspect this flat roof in downtown Albuquerque, it was immediately clear that the system was nearing the end of its life. The surface was covered in loose gravel, cracked areas were showing through, and the parapet walls and penetrations had suffered years of wear and patching. The most concerning issue, however, was around the canales—where excessive build-up from previous repairs had started blocking proper drainage.


Water had no clear path off the roof, and over time, that leads to standing water, leaks, and accelerated damage.


Step 1: Removing the Old, Preparing for the New

The first step in this transformation was removing all gravel and surface debris. Once the roof was fully cleared, we carefully evaluated each detail—from flashings to wall transitions—to make sure the base was ready for a long-term solution.


Special attention was given to the canales. We removed multiple layers of old patchwork to re-establish proper drainage, ensuring the roof could handle water efficiently going forward.


Step 2: Reinforcing the Structure

Rather than simply coating the surface, we applied our trusted system to restore and strengthen the entire roofing area:


We started with a bleed blocker, which helps prevent staining or bleeding from older roofing materials into the new system.


Then, we installed reinforced fabric across the entire roof surface and parapet walls, creating a stable, flexible foundation.

All penetrations—including vents, pipes, and HVAC curbs—were sealed using high-performance liquid flashing.


Low or uneven areas were leveled to help promote water flow and reduce the risk of ponding.


Step 3: Installing the Seamless Silicone System


With preparation complete, we applied a 100% seamless silicone membrane over the entire roof. This coating provides excellent protection against UV rays, extreme temperatures, and water intrusion. Unlike traditional systems, silicone remains flexible over time and reflects sunlight, contributing to lower energy costs and reduced heat absorption.


The finished result is not just a cleaner-looking roof—it’s a fully restored, high-performance roofing system built to last for decades with minimal maintenance.
